Scope and Contents

This collection contains technical documents & plan books pertaining to the authorized development of Palmer Ranch, specifically from 1988 by the Sarasota County Planning Department. Documents that can be found in this collection include the DRI “Monitoring of Development Order Conditions,” and the “Application for Incremental Development Approval” (AIDA) along with its various increments. Answers to a questionnaire regarding the regional impact of the AIDA can also be found here.

Biographical / Historical

Palmer Ranch is a planned community situated in the middle of Sarasota County. The land was purchased in 1910 and developed by Chicago socialite and philanthropist Bertha Palmer (1849-1918), who used the land for cattle and farming operations. Later, Hugh F. Culverhouse (1919-1994), American businessman & founder of the Tampa Bay Buccaneers, would buy a large piece of this land in 1972 with the intention of converting it into the site of a master-planned community with both residential and commercial neighborhoods. In 1984, Sarasota County officials would approve the Palmer Ranch Development of Regional Impact (DRI), a documented plan which would in turn lead to incremental developments over the coming decades. Palmer Ranch is still in development to this day, with Parcel 6C representing the last increment of the original 1984 DRI left to be completed.
